Our Approach

First We Listen

Sustainable development is not a cookie cutter process. Understanding what the owners thoughts and needs, their development objectives, what market occupies, and how its occupants will use the building, are critical to maximizing goal targets and reducing costs. Our “First We Listen” approach enforces the emphasis on discovery and encourages an intimacy with each project we work on. It is with this knowledge that we begin to develop goals or objectives. Our influence on successful listening, knowledge exchange, idea sharing, problem solving, and long term forecasting, is why we are able to do what others cannot.

Road-mapping

Sustainable development is all about long term goals and success. To do that we cannot be help hostage by todays understanding of what is needed and profitable, we must look towards tomorrow and build for the future. Road-mapping dissects that potential future through industry analysis, market trending and other matrix parameter allowing you to have a better understanding of what todays goal targets should be.

Implementation

At EBS, sustainable development is not about what can’t be done. It's about productively, efficiently, collaboratively and cost efficiently unravelling the challenges of what can be achieved.

Performance

Performance is key!. Targeting high performance on your project is not just about using equipment that maximizes energy and water building efficiencies, its about creating a platform for continued excellence and improvement that results in long-term financial benefit. This does not stop at the building systems. From material selection to waste consumption we will help you balance the scales between sustainable alignment, maintenance, longevity and first costs. Together, creating true building performance.

Consulting Services

HPD Certification

Health Product Declaration’s (HPDs) provide a full disclosure of the potential chemicals of concern in products by comparing product ingredients to a wide variety of “hazard” lists published by government authorities and scientific associations. Hosted by the HPD Collaborative, HPD’s are yet another way for design teams and owners to be better informed about the materials that they are using inside the building.

EBS Services

  • Database of construction materials that offer HPD’s
  • HPD development for manufacturers
  • HPD tracking for projects
  • Specification Language and development support

Air Quality

There are many causes of poor indoor air quality and indoor air contamination within buildings. A buildings design (including type of monitoring, heating, ventilation, and air conditioning (HVAC) system), construction, space use and occupancy can all play a huge role in the quality of the air within a building. Even buildings design to meet federal and local code requirements can suffer from severe Indoor Air Quality problems. Consider an Office building. These structures are designed to be “sealed” for energy efficiency, thus limiting the amount of fresh, circulating air. They are often built in large cities where the exterior air quality is less than optimal but are forced to expose the building to these pollutants through air circulation. Material sections with chemical additives (such as formaldehyde, toluene or Volatile Organic Compounds) are often used within office spaces resulting in a higher potential for health impacts to occupants. Or even normal construction practices that without specified plans can cause a greater potential for the growth of bacteria or mold (especially in the south). In addition, the recent global pandemic and the news surrounding COVID-19, has added a new twist to optimizing the indoor air quality. In an effort to maximize health and safety for the building occupants we have begun to prioritize the role that ventilation, air cleaning and filtration can play on the larger strategy for virus mitigation. Several design and engineering disciplines often work in silos to try to achieve healthy indoor air quality in an effort to reduce costs to the owner or achieve enhanced productivity for their staff. These teams focus on their own discipline without stepping back to see the big pictures and deep diving into the inter-relationship between all of the contributors to good Indoor Air Quality. That’s where EBS comes in. By streamlining all of the individual disciplines work into an integrated, collaborative process we help the team achieve the 360 degree view often missed by other teams. Facilitating both an understanding of potential end goal conflicts between the varying disciples and maximizing the buildings strategies. With experts in IAQ, IAQ testing and material selection within our teams we can help provide a central point for communication, coordination, discovery, and standards compliance that drives healthier indoor spaces yet maximizes building performance.

Green Building Standards/Certifications

Green building standards, certifications, and rating systems encourage development to push toward sustainable design. These type of certifications provide guidance for achieving High Performance Buildings that emphasize on the interphase between the building, its occupants and the environment/community in which it is being built. Utilizing the EBS teams to facilitation the certification teams to reduce complications and maximize target goals.

Our teams support for the following facilitation and implementation services:

Construction Waste Mitigation

Waste is both part of the economy and a by-product of economic activity. The management of that waste (or lack of management of that waste) has economic implications. Construction and Demolition Waste (C&D) constitute a significant economic component in the United States. Confronted with the rapid disappearance of available landfill space, a shrinking demand for exported recyclables and the environmental damage inherent in ramping up incineration efforts at aging, polluting facilities, understanding and implementing successful Waste Management programs are a key component to most capital management plans during both development and operations. EBS works with our clients to establish successful Waste reduction, Waste Management and Zero-waste programs that balance these environmental and economic challenges and establish easily implemented plans for our teams.

Measure

Measure:

The simple act of assessing the operation of things tends to lead to improvements in performance. This concept is especially true when it comes to building performance. Assessments through energy management systems, sub-metering and data-mining provide vital information to the building owner and manager about how their building is interacting with both its systems and occupants. The key is tracking and understanding both physical and the behavioral aspects (“as you can’t change what you don’t measure”) translates information into both health, productivity and profitability for our clients.

BPDO Tracking

Building Envelope

Building Envelope:

SWPPP

SWPPP:

Operators of construction activities for all projects over one acre must obtain coverage under an FDEP NPDES stormwater permit. Stormwater permits, in accordance with our Construction Generic Permit are submitted to ensure that implementation of appropriate pollution prevention techniques are utilized on construction sites to minimize erosion and sedimentation and properly manage stormwater discharge (Notice of Intent (iNOI) http://webapps.dep.state.fl.us/DwrmInoi/).

A stormwater pollution prevention plan (SWPPP) must be developed prior to submitting an NOI in order to be in compliance with the construction generic permit. The plan shall include the following sections :

  • NOI - letter of acknowledgement /permit from FDEP
  • SWPPP
  • Drawings - Site Utilization plan and applicable contract documents

As a state who’s economy is based on recreation and tourism Stormwater Pollution Prevention is one of the best to protect our waters and prevent erosion and sediment runoff throughout all phases of construction.

Roadmap & Charrettes

Roadmap & Charrettes:

Road-mapping provides guidance for owners, developers and companies on how to integrate sustainability-related goals and strategies into their organization based on their specific market and industry. True sustainability road-mapping cannot just focus on a facility’s current energy, water and waste use, it must understand what that companies market drivers and resource lifeblood will be 5, 10 and 20 years from now. Through forecasting exercises and charrette workshops we are able to finetune a sustainability plan that creates a pathway to long term success and growth. In this way we help reduce and limit the net impact on the environment while maximizing profitability.
