Eco-Build Strategies Founder, Robyn Dowsey, has over a decade of experience in environmental implementation and 18 years of experience in design-build construction. She is well known throughout the state of Florida as a leader in sustainability education, integrated project delivery, low impact building practices and operational policy development. She is the Chair of the USGBC Regional Council for the State of Florida, a Green Globes Assessor and an active supporter of the Florida educational community. As a pragmatic problem solver and a highly knowledgeable team member, Robyn has the ability to inspire and empower others to develop and achieve levels beyond their expectations.

Robyn has worked closely with owners, designers and contractors for many years helping them incorporate sustainability into their business practices. Robyn’s experience with the implementation of sustainable concepts from conceptual design through the audit process of building operations has allowed her to maximize the balance between profit and environmental impact for her clients. Robyn has successfully provide detailed oversight on over 35 sustainable projects all of which either met or exceeded the sustainable goals targeted. fred muscatelloFrederick Muscatello, P.E., LEED BD&C, ACG, GGP

Eco-Build Strategies has partnered with Fred Muscatello of FCM Engineering. Fred has twenty years of experience as a mechanical engineer specializing in HVAC and plumbing design and building commissioning. He brings extensive LEED and Sustainability experience to the table.

After serving in the Navy for six years as an Electronics Technician on-board a nuclear submarine, where he held top-secret clearance, Fred graduated from the Georgia Institute of Technology in 1994 with a Bachelor’s degree in Mechanical Engineering.

Fred then began his career as a Mechanical Engineer at small and mid-sized consulting firms in Atlanta, GA.

Fred moved to Orlando in 1998 to work as a Mechanical Engineer at Walt Disney World Co. where he was responsible for design support and forensic/commissioning for theme park and resort projects. Over the course of his seven years at Disney, Fred handled a wide variety of projects spanning entertainment, food and beverage, hospitality and commercial facilities.

As a mechanical engineer, Fred has also had an opportunity to work on educational institutions, industrial facilities, residential, medical and dental offices, animal boarding facilities, energy modeling, and building commissioning.

Fred Muscatello holds the following certifications:

Building Energy Modeling

FCM Engineering has successfully completed energy models on over 40 projects with the vast majority being used to earn LEED certification. Energy modeling is started at the schematic design phase so it can be used as an interactive decision making tool for the design team and the owner. FCM Engineering provides detailed reports and consulting to help design teams understand where energy savings can take place and where energy use is too high. Various scenarios can be looked at to determine the best use of capital funds with regards to return on investment. As the design moves toward completion, FCM Engineering will add further detail to the model and complete required credit forms for LEED certification and respond to any review comments.

FCM Engineering also performs energy modeling in existing buildings to help owners and facility managers decide what energy saving strategies will have the best return on investment.

Energy Star for Commercial Buildings

Energy star for commercial buildings is a program run by the Federal department of Energy that allows buildings to earn a certification based on how the building scores against their peer groups. The program uses the Energy Star Portfolio manager to input building utility data, building areas, occupancy schedules, and other information. This information is compared against the Department of Energy’s commercial building database to generate a score. A score of 75 or greater is needed to qualify for Energy Star certification. This means that the building’s energy use intensity (energy use per square foot) is better than 75% of their peer group. FCM Engineering can perform the required data input as well as the required on site verification services that are required to be performed to earn the Energy Star Certification.

Nate RitterNate Ritter, LEED AP BD&C & Homes

Eco-Build Stratagies has partnered with Nate Ritter of GreenBuilt Solutions. Nate serves as the president of the Florida Green Building Coalition, is a LEED AP BD+C & Homes, LEED for Homes Green Rater. and holds a Master’s degree in Sustainable Construction Management from Drexel University. Nate specializes in assisting residential builders, developers, and owners to incorporate green building practices into their projects and facilitates their certification. Nate has more than 18 years in sustainable construction gaining many insights into building science.

Nate is an advocate of sustainability, not only in the building industry but in all walks of life. He spends his time promoting sustainability through transportation alternatives, energy efficiency, waste reduction, water conservation and responsible agriculture. Nate works under the assumption our society will transform incrementally toward becoming self-sustaining once enough people have the will.

Alana DruckerAlana Drucker, Sustainability Coordinator

Alana Drucker was born in Queens, New York but spent most of her life in the small city of Parkland in South Florida. She moved to Orlando in 2012 and is a current student at the University of Central Florida, studying for her B.S. in Environmental Studies with a science concentration. A proud member of Eco-Build Strategies team, she is learning and growing her passion for environmental sustainability.

She is a certified in SCUBA: Open Water Diving and is pursuing her LEED Green Associates certification. She has previously spent loving and devoted hours volunteering at The Central Florida Zoo and Botanical Garden and was accepted into their Reptile and Amphibian Internship. Her goal in life is to do her part in leaving this world more healthy and beautiful for the next generation.

Tom GreeneTom Greene, Web Design

Eco-Build Strategies's website is designed and maintained by Tom Greene. Tom has over 20 years experience as a software engineer and is a huge supporter of clean, renewable energy. Tom took advantage of a home energy audit from Eco-Build Strategies to understand and reduced his energy footprint. He also contracted with Jack's Solar to install solar panels and a hybrid water heater and is now enjoying the benefits of these great technologies.

LEED certified, the new Water Resource Park encompasses a state-of-the-art water treatment plant, distribution and maintenance facilities and an administration building that put Opelika in the forefront of water technology.

Techniques for construction-site sediment control mean better water quality downstream.

“GRU [Gainesville Regional Utilities] chose to be more in line with LID (low-impact development) and create a natural wetlands that would reduce the nitrogen levels and restore the hydrology of Payne’s Prairie,” Dowsey says. The project also will help with stormwater management, improve water quality in the lake and the aquifer, create a high-quality wetland habitat, and increase the acreage of conservation lands within the park.

Lately the first question my clients ask is, Robyn whats going on with LEED? Do you think people are going to still use LEED Version 4? Clients and industry professionals alike voice concerns about the new requirements. Confused about the added stringency and troubled by the challenges that they may face if they continue to use of the LEED rating system. For many of us the desire to pursue sustainable development is a list of what needs to be done. An analyzation of some checklist, questionnaire or other type of rule that needs to be followed.

Instead for a moment let’s not start there. Instead of a checklist lets simply start with our list of values and/or master goals. Let’s create of plan based not on what box we need to check but instead what can we reach to achieve.

Companies in all sectors of the economy are carefully examining how terms like “sustainability” and “environmentally conscious” fit into how they do business. Stricter environmental laws, ever-rising operational costs, Certification Platforms (LEED, GG etc.) and the growing conversation around Global Warming are driving smart companies to evaluate both what they do now and what they could do. The growing realization that sustainable alignment is more than just a green color but an investment in your company’s economic long term health is no truer than in today’s market.

How then do these values intersect with what is behind USGBC’s efforts? USGBC has always taught us that we must reduce the impacts related to how we achieve our goals. Do Less Harm. Recycled, reduce our carbon footprint, save water etc. When introduced to V4 we are guided towards new concepts. Instead of being told to do less harm to our communities and our environment we are now asked to explore how we can make positive change. What impacts are caused by our acts and how we can turn them into not impacts but environmental benefits. V4 asks us begin the repair process. To consider the possibility that we can not only meet all of our values but do so in such a manner that we capitalize on our ability to positively affect everything we touch around us at the same time.

USGBC is not alone in this question. Recently The United Nations Climate Change Conference examined their values and Master Goals within the Global Goals for Sustainable Development (noted below).

Through those meetings and with these goal a theme was borne. A theme revolving around not independence from one thing to another but an interdependence between all of the goals outlined. Together they combine the values everyone and everything supporting the notion that with enough planning, group thinking, and understanding, we can achieve all of our values. Imagine not struggling with new regulations that bind us to a restricted way of achieving our goals but instead a universal challenge that asks us to stretch our thinking and explore new possibilities. To stop and consider all of the values before we move forward and act.

For some, this will take time and for others, understanding the benefits of implementing this approach will begin to show new possibilities for not just our projects but for the design and development of everything we use. Imagine the possibilities. If we can find that interdependence! Then V4 is no longer a stumbling block to our success. but instead stepping stones to our future and prosperity. Integrated Project Management has become a very popular “trademark” recently... but what does it really mean?

How does it benefit your project?

Too often Integrated Design boils down to business as usual. True integration is much more than that.

Integrating sustainability is about allowing the concept to build the design not adding sustainable elements to a design already imagined.

Here are some key steps towards Integrating sustainability successfully:

  • Create toward visions, not a checklist. In an age building green usually starts with some type of certification, it’s hard to avoid filling out a checklist of credits. Unfortunately credit chasing can limit your ability to integrate performance. That is why we start with a roadmap of goals based on owner driven objectives (water, energy, materials, habitat, marketing, master planning, renewable energy, construction outcomes).
  • Integrated design is about research – Don’t stick to concepts or ideas previously utilized, every building is unique and different. It’s okay to start there but the team has to be given the time and opportunity to develop those into new ideas and stretch their limits of comfort. The only bad idea is the one that is not explored.
  • Never stop at one charette – Integration requires innovation, conversation and contemplation. You must be able to explore ideas and then put in the research needed to vet them before you regroup – We usually recommend two or three at a minimum.
  • Pick the right team or educate the team you pick – Never underestimate the value of a strong team, a committed owner and a willing teacher. At Eco-Build Strategies we understand that part of our role as facilitator is to help with sustainable education.
